Citing the global climate crisis, the City of Los Angeles approved an ordinance last month that would require that all newly constructed buildings be “all-electric buildings,” meaning that no gas piping can be provided for cooking (including outdoor barbeques), space heating (including fireplaces), water heating (including pools and spas), and/or clothes drying.
Although the law’s effective date is Jan. 23, it allows property owners to submit plans with gas piping up to March 30. Projects that meet the definition of an Affordable Housing Project per the Mayor’s Executive Directive 13, have until June 1 to file gas-plumbed plans.
There are a few exceptions: ADUs can be gas-plumbed if the main residence is also gas-plumbed; and restaurants and other “public use areas” can use gas-fueled appliances still, so long as an electrical infrastructure is installed as well.
It needs to be noted that these new regulations are for new buildings. Renovations to existing structures do not trigger the all-electric upgrade.
